When you are preparing to sell your house, there are some smart updates you can make that will increase your home’s sale price without a large investment. Today I will share 4 ideas to help you prepare your home for sale wisely, while still maximizing ROI.
Tip #1: Freshen Up with a Nice, Neutral Coat of Paint
One of the easiest updates you can make before listing your home is a fresh coat a paint. A new paint color can dramatically transform a room and make spaces appear more modern and well-maintained. A word of caution from a designer’s perspective, however, is to not go out and just choose the trendy paint color of the moment. I often see this in real estate listing photos and what happens is that trendy color (often a neutral having a moment) doesn’t work with the fixed elements that are already in the home. Make sure that you are taking in consideration the countertops, tile, and flooring already in the home when selecting a paint color. If selecting new paint colors is overwhelming, make sure to consult with a professional who can expertly guide you in selecting the colors that will show your home beautifully.

Tip #2: Brighten the Space with Up-to-Date Lighting
Outdated light fixtures can date a home, making it less appealing to buyers. I always say that lighting is the like jewelry of the home so replacing the light fixtures can help bring the home back into this decade while adding a wow factor when buyers walk through the door.

Tip #3: Modernize with Remedies for Any Signs of Aging
Homes often reflect the architectural and design trends of the decades in which they were built. In my area, traditional colonials built in the 1980’s and 1990’s are common. Updating from sheet vinyl floors in an entryway to a classic tile floor or laminate countertops in a kitchen or bathroom to a quartz or natural stone countertop can quickly refresh those spaces. I also commonly see homes from those decades that have both a great room and a formal living room and the owner only needs one sitting space. Converting the extra room to an office or a playroom, even if you simply stage it that way, can offer another solution to families as they are touring homes.

Tip #4: Liven Up the Listing with Landscaping & Curb Appeal
First impressions are crucial when buyers look at your home and they start with the first photograph of the exterior on the listing page. To enhance your curb appeal, consider maintaining your lawn, adding plants or other vibrant flowers to the landscaping and keeping the sidewalks and driveway clean and inviting. Consider giving your front door a fresh coat of paint, possibly with a pop of color, to enhance the aesthetic of the front of your home and make it even more welcoming.
